125 Maiden Lane, New York, NY

Basement storage rooms and bathrooms were reconfigured to produce a health-club amenity for a unique and newly converted commercial-condominium. The new 3000 square foot exercise room assembled from numerous small storage rooms was uniformly painted grey to diminish the presence of the existing ceiling ducts, sprinkler heads and pipes and to create a singular cohesive space. The room was illuminated with two 60-foot acrylic walls back-lit with fluorescent lights. All exercise equipment was specified in black and silhouetted against the illuminated walls. Locker rooms were created by locating new walls that allowed existing yellow-cement block walls to remain and to make use of existing plumbing locations. The industrial-aesthetic of the basement was maintained and promoted with the new furnishings required to fulfill the program.
